PoolTalk and Disclosure File Updates

Fannie Mae is introducing enhancements to its disclosure files and PoolTalk® application with the changes being effective in both August and September. These enhancements are outlined below, but do not alter any of the file formats. With the launch of the updated PoolTalk application and the new disclosure files on June 3, 2019, Fannie Mae, partnering with Common Securitization Solutions (CSS), will be implementing quarterly releases to provide enhancements to our disclosures.

Effective August 19, 2019:
When Majors and Megas/Supers are initially opened, the following attributes will now be populated in the MBS Intraday Security Issuance File (FNM_IS_YYYYMMDD_X). Previously, these attributes were not published:

    • S-07 Security Data Correction Indicator
    • S-08 Security Status Indicator
    • S-09 Security Notification Indicator
    • S-10 Security Description
    • S-11 Issuer

Effective September 6, 2019 (Business Day 4):

  1. The Seller Name on the following MBS and Excess Servicing Fee (ESF) files will no longer be updated to reflect acquisitions or mergers. It will remain static for the life of the security. The files:
    • MBS Monthly Loan Level File (FNM_MLLD_YYYYMM)
    • MBS Monthly Security Factor File (FNM_MF_YYYYMM)
    • MBS Monthly Security Supplemental File (FNM_MS_YYYYMM)
    • Excess Servicing Fee Security Level File (FNM_ESF_MS_YYYYMM. TXT)
    • Excess Servicing Fee Security Supplemental File (FNM_ESF_MSS_YYYYMM. TXT)
  2. Re-combinable classes will now be included on the ESF files:
    • Excess Servicing Fee Security Level File (FNM_ESF_MS_YYYYMM. TXT)
    • Excess Servicing Fee Security Supplemental File (FNM_ESF_MSS_YYYYMM. TXT)
  3. The Class Issuance Investor Security UPB in the Monthly REMIC Component Factor File will have a format of 14.2 (i.e., pennies are now populated):
    • REMIC Component file (FNM_REMIC_COMPONENT_YYYYMM_DD.TXT)
